Spray foam insulation in Dallas TX - the right foam in the right spot, sealed tight

Hot upstairs, a drafty room over the garage or a power bill that climbs every summer? We seal and insulate so your house holds its temperature.

White spray foam fills the wall cavities of a framed room beneath exposed ceiling joists and ductwork.

Is spray foam the right insulation for your Dallas attic?

Spray foam insulation in Dallas is foam sprayed onto spots like the underside of your roof deck, where it seals air leaks and insulates at the same time, so a hot attic stops pushing heat into the rooms below.

Most calls start with an upstairs that won't cool down or a room over the garage that never feels right. Spray foam is one way we handle attic insulation, and it isn't always the right one, so I look at your roof deck and where your AC and furnace sit before we pick anything. The price moves with the size of the attic, the foam type and whether old insulation has to come out first. The schedule turns on whatever has to be fixed or cleared before we spray, and your written estimate puts your numbers on all of it.

How do you know your attic needs better insulation?

Most people don't call about insulation. They call about a hot upstairs or a power bill. These are the things homeowners and property managers tell me before I ever climb into the attic.

  • The upstairs stays hot all summer with the AC running, which usually means heat is coming through the roof.

  • The room over the garage never matches the rest of the house, usually from thin insulation and open gaps.

  • The power bill climbs every summer though you haven't touched the thermostat, often from air leaking through the attic.

  • You feel drafts around can lights, outlets or the attic hatch, so air is moving where it shouldn't.

  • Your AC and ducts sit in a hot attic, and the upstairs vents blow weak, lukewarm air.

  • The old insulation looks flattened, stained or full of droppings, and new material laid over it won't fix that.

If you see water stains or wiring that looks damaged up there, call rather than wait, because insulation laid over a leak or bad wiring only hides the problem.

What happens when you call us about spray foam in Dallas?

I'm the one who comes out and writes the estimate, and our crew does the install. Here's how a spray foam job runs from your first call to the final walk-through.

  1. Call or send us a request

Call (214) 706-4099 or use the form, and we'll set a time for me to come out. We answer into the evening seven days a week, so you don't have to call from work.

  2. I look at the attic

I check the roof deck, where your AC and furnace sit, and anything that has to be dealt with first, like a roof leak or bad wiring, because some attics turn out worse than the hatch suggests. You get a written estimate that says where the foam goes, which type, what has to happen before we spray and what it all costs.

  3. Our crew sprays and cleans up

If your job is part of a remodel with city inspections, the foam goes in after the framing and rough-in inspections, and we also time spray day around temperature and humidity so the foam goes on right. Our crew does the install and cleans up when it's done.

  4. We walk the finished job

I walk the attic with you before we call it done, checking that coverage is even out at the edges and not just thick in the middle. Ask anything you like before we pack up.

Foam under the roof deck versus sealing and loose fill

Foam under the roof deck makes the most sense when your AC, furnace and ducts live in the attic. Sprayed there, it pulls that equipment inside the insulated part of the house, so the ducts lose less heat and any air that leaks from them still ends up heating or cooling your rooms instead of a hot attic. That's the case where I'll usually recommend it.

If your ducts aren't up there, foam usually isn't worth the extra money. Air sealing, closing the gaps around can lights, pipes and the hatch, plus a top-up of blown-in insulation, loose fill blown through a hose, does the job for less. Done right, the eave vents stay open and the coverage runs even out to the edges, which is where a lot of attics come up short.

A foam job has two more things to plan for. An attic sealed under the roof deck needs a way to remove moisture, so ask how any plan handles that, ours included. Some foams also need a fire covering over them, such as a coating or drywall, depending on the product or code, and when the foam we pick needs one, it adds that step to the job.

Spray foam questions Dallas homeowners ask

How much does spray foam insulation cost in Dallas?

Spray foam attic insulation in Dallas usually costs about $2 to $5 per square foot. Where your job lands in that range depends on the foam type, how hard the attic is to work in and what has to be cleaned out or fixed first. Your written estimate gives you the number for your attic.

Should I use open-cell or closed-cell spray foam?

Use closed-cell where a spot needs moisture control and open-cell where insulating is the main job. Open-cell foam insulates but lets moisture vapor pass through, while closed-cell, the denser foam, insulates and also controls moisture vapor. Your estimate will say which type goes in each spot and why.

How long do we have to stay out of the house after spray foam?

Nobody should be back inside until the foam has cured and the house has been aired out and cleaned. Some foam makers suggest about 24 hours for professional systems, but it varies by product, so plan time away for everyone, kids and pets included. We'll give you the re-entry time, the point when it's safe to come back, for the product we spray.

Do I need a permit for spray foam insulation in Dallas?

The City of Dallas issues residential permits for construction, renovation or major repairs on a home, so it comes down to the scope of your job. We check with the city's building office before we start, and when a job needs a permit, we handle the application and the inspections with the city.

Is spray foam safe if someone in my house has asthma?

If anyone in your house has asthma, respiratory allergies, a skin condition or a past reaction to isocyanates, the chemicals in the foam, read the product information closely before choosing foam. Consumer safety staff suggest considering another insulation if it's a concern. Tell me at the estimate, and we'll go over the product and the other options together.

How do I check that a spray foam contractor is qualified?

Ask to see their Spray Polyurethane Foam Association card, the wallet card installers get after passing its testing, and ask whether they're licensed and insured. We're licensed and insured, and I'm the one who writes your estimate and checks the crew's work before we call it done. Satisfaction guaranteed.
